Application for single storey rear extension.

The report of the Corporate Director (Regeneration and Environment) outlined a proposal for the erection of a single storey rear extension and detached single garage at the above property, which occupied an isolated site in open countryside. A previous application had been refused in 1995 as contrary to policy, and subsequently dismissed on appeal. A smaller application was later approved, and that extension had now been built.

The current proposal for further extensions would alter the policy situation somewhat in that the additional floor area would give rise to a situation whereby the extensions would exceed more than 50% of the original footprint of the dwelling. The extension was required to house an elderly relative, and was modest in scale and sensitively designed to fit in with the existing dwelling.

No immediate neighbours would be affected by the proposal, and the extension would have minimal impact on the overall site and had been designed to improve and enhance the appearance of the dwelling from the rear. The Director recommended approval.

That planning permission be granted to application W16363.
