Application for provision of car park to rear of betting shop.

The report of the Corporate Director (Regeneration and Environment) reminded members that a site visit had recently taken place at the above location. The application site consisted of a long established betting shop with a large rear garden. Space for the parking of three or four cars existed on the frontage. On-street parking restrictions existed on the road frontage, and the applicant was therefore keen to establish additional on-site parking facilities.

It was proposed to establish 15 spaces to the rear of the betting shop, accessed between the shop and no. 295 Victoria Road. A 1.8 metre close boarded fence would be erected between the two properties to reduce the impact. Although the principle of car parking in this location was acceptable, there would be a clear impact on the neighbouring residential properties, although neither had objected. A reduction in number to perhaps six spaces would be more acceptable, particularly coupled with suitable boundary treatment. Provision of a brick wall rather than fencing would also reduce impact. The Director recommended refusal as submitted, with delegated authority to approve an amended scheme.

Members were happy to delegate approval of an amended scheme, and also felt that a wooden fence would be acceptable as boundary treatment.

RESOLVED

That planning permission be refused to application W17686, but that the Corporate Director (Regeneration and Environment) be given delegated authority to grant planning permission to a revised proposal incorporating up to eight car parking spaces, and with a close boarded fence used as boundary treatment.
