Application for extension over existing garage and single storey rear extension.

The report of the Corporate Director (Regeneration and Environment) concerned an application to erect a first floor granny annexe on the side and to the rear of this four- bedroom detached property incorporating the existing detached double garage.

The overall width of the extension proposed was 7.45 metres. On the ground floor behind the garage would be a family garden room, and at first floor the accommodation comprised living room, kitchen, bedroom and bathroom with an access onto the existing first floor landing. The proposal also included an external staircase on the side.

In terms of the overall impact on the general streetscene, this was minimal. The overall width of the property, including the extension, would be 15 metres and the applicant was proposing to extend the existing roof line, which would make the overall design quite bulky. The principle of an extension was acceptable, however the proposal would benefit from being reduced in scale by modification to the roof and removal of the external staircase, in order to minimise impact upon the light and outlook of neighbours. The Director recommended refusal.

RESOLVED

That planning permission be refused to application W12376/10.
