V28-484 : W7043/6 - SITE ADJACENT TO THE BUCK INN, RUMBURGH

Application for conversion of redundant agricultural building to dwelling.

The report of the Corporate Director (Regeneration and Environment) advised that the above site lay within the village development limits for Rumburgh and within the curtilage of the Buck Inn. It was occupied by a clay lump building which had been extended in modern blockwork. The building was of pleasant appearance but in need of some repair. It was currently in use for storage in connection with the Public House, and had an existing vehicle access to the site located on the outside of the bend with good visibility in both directions. The proposed plot associated with the dwelling was 26 metres deep and 19 metres wide, including the pond. The accommodation would comprise a bedroom, living room and entrance hall in the single storey existing building and kitchen/breakfast room and first floor bedroom/bathroom in the 2« storey extension. There would be a garden and play area. An objection had been received from a neighbour concerned with the plot being too small, and on a dangerous bend. There was no objection from the Highways Agency.

In comparison with the somewhat larger application refused last year, the application now included a wider plot and retention of the existing buildings which maintained the scale of development in the street scene. Materials to be used would result in a good design beneficial to the area whilst retaining the original building. The Director recommended approval, subject to removal of permitted development rights.

RESOLVED

That planning permission be granted to application W7043/6, subject to removal of permitted development rights.
