V28-300 : W6791/50 - PHASE 4, PARKHILL, OULTON

Application for construction of roads, footpaths and sewers for residential development.

The report of the Corporate Director (Regeneration and Environment) advised that an application to erect 93 dwellings on the above site would be presented to the Panel in October. In the meantime the applicants had submitted the above application in order that they would have sufficient time before the onset of Winter in which to carry out necessary road/infrastructure works in advance of permission for the overall layout.

The site measured 3.8 hectares and was situated to the east of the Northern Spine Road and to the south of Bentley Drive. The Highways Agency had no objection subject to the imposition of appropriate planning conditions. In terms of Policy TR5 the road layout achieved an acceptable and safe design, and had been designed to minimise the loss of trees and to retain the pond on the site. The Director recommended approval subject to conditions.

RESOLVED

That planning permission be granted to application W6791/50, subject to the imposition of appropriate highway conditions.
