Application for single and two storey extensions.

The report of the Corporate Director (Regeneration and Environment) outlined an application for matching single and two storey side and rear extensions of a pair of semi- detached cottages prominently sited on the A145 London Road leading from Beccles to Brampton. The first scheme submitted was refused as being contrary to both policies H18 and H21. This revised scheme had been scaled down sufficiently to meet the requirements of Policy H21, although the proposed alterations were still quite sizeable and would significantly alter the appearance and character of these modest dwellings.

Of benefit was the fact that both households were working together and prepared to submit a joint scheme. The current scheme, however, would result in a large oversized gable to the rear to accommodate the two single storey first floor rear extensions. The rear elevation was not prominent though, and these extensions would not be in public view. The two gable elevations would be prominent, however, when travelling on the A145, and it was therefore felt important that the proposed side/gable extensions respect and reproduce the distinctive character and features of construction currently displayed by the existing dwellings such as Flemish bond, gable overhang and carefully matched brickwork.

Provided that the applicants were prepared to agree to conditions which retained the character of the existing properties, and this appeared to be the case as a letter had recently been received confirming this, the Director recommended approval.

Before commencement of the debate Councillor Rose declared that he had visited the site.

RESOLVED

That planning permission be granted to application W17467/2, subject to conditions retaining character of the existing properties.
