Outline application to construct car workshops and showroom.

The report of the Head of Planning set out an application for a large workshop/showroom building towards the rear boundary of the above site, set back behind car park which occupied most of the rest of the site. A landscaping area was shown on the northern boundary, which would be the South Lowestoft Relief Road boundary, although in the interim the site would be set well back from the existing position of the road. Some interim landscaping of this "waste" land between the site and the present road line would be necessary in the time before the relief road was constructed.

The Highway Authority recommended that better provision be made for large delivery vehicles such as car transporters. The Head of Planning recommended approval subject to conditions.

RESOLVED

That the Head of Planning be given delegated authority to grant planning permission to application W16638/2, subject to:

(i) Officers being satisfied with the management and landscaping of adjacent land between the site and both the existing and planned future road alignments;

(ii) The proposed site layout being treated as broadly acceptable, but possibly needing amendment, depending on the outcome of (i) above, to ensure an attractive short and long term appearance and access for large delivery vehicles, eg car transporters;

(iii) Conditions reserving details of the building design, landscaping and access.
