Application for rear extensions.

The report of the Head of Planning advised that there was an objection to the above proposal on grounds of further loss of light from kitchen/dining window above that already lost through the construction of a conservatory. The Parish Council also recommended refusal on these grounds.

The proposal was to erect a two storey and single storey rear extension replacing the existing single storey extension but with traditional pitched tiled roofs. The single storey extension would be constructed 22 millimetres from the shared boundary with a two metre high screen fence on the boundary. The two storey section was in line with the single storey extension and three metres from the rearmost part of the house with a gable end.

The objecting neighbour had kitchen/dining room windows on the north side which were in line with the original flank wall of the application property. They argued that the outlook from the window would be completely lost. The applicants had agreed to hipping the roof instead of the gable, with the resultant proposal not being so demonstratively harmful to warrant refusal. The Head of Planning recommended approval subject to a hipped roof onto the two storey extension.

Members were concerned at the possible effect on the neighbour even with a hipped roof, and wished to have a site visit.

RESOLVED

That a site visit be held at the location of application W16753/1.
