Application for first floor front extension and to change roof from flat to pitch. The report of the Head of Planning advised that a site meeting had recently taken place at the above location. The proposal was to erect a first floor extension over an existing ground floor flat roofed extension. A similar scheme was refused in December 1999 because of the excessive height of the proposed extension and impact on neighbouring property. The applicant had significantly reduced the height of the extension with the external wall facing towards the neighbour raised just one metre above the existing wall height. In design terms the extension was acceptable, although there would still be an unacceptable impact to the neighbouring property, creating a sense of enclosure and resulting in loss of light to the garden and windows. The Head of Planning recommended refusal.
At the site visit members had been shown that the main gardens to the two properties were to the rear, and the overshadowed ground was a smaller yard. Giving regard to this, members wished to approve the application.
RESOLVED
That planning permission be granted to application W13759/4.
