V28-234 : W11529/7 - CORNER FARM, WISSETT

Application for change of use of shed no. 9 to light industrial and extension.

The report of the Head of Planning set out a proposal to which four letters of objection had been received concerned with matters including the unkempt condition of the land, industrial use being out of place, increase in vehicular activity and concern at possible future applications for units 1-8. The Parish Council recommended approval.

The site was a former mushroom farm on an area of land 32 metres deep by 160 metres long. The applicant wished to use shed 9 for light industrial purposes involving farm machinery and vehicle repair and maintenance. Three smaller sheds closer to the site access would be demolished, as would shed 10. Of the remaining sheds four were to be made good, although no particular use had been defined. New hedgerow planting would take place to infill gaps in the existing hedgerow.

Shed 9 was 100 metres from the nearest objector's house, but the existing access remained close to these properties. Provided conditions were imposed to regulate hours of operation and specific use of shed 9, the use would provide local employment and a service to the village and surrounding areas whilst making good use of a site, and the Head of Planning recommended approval for one year.

Before commencement of the debate Councillor Aldous declared that he had met the applicant on the site and had spoken to both him and the Chairman of the Parish Council. Members were minded to approve the application, with a condition that permission was for unit 9 only.

RESOLVED

That planning permission be granted to application W11529/7, temporary for one year, for vehicle repair and maintenance, in Unit 9 only and subject to regulation of hours of operation.
