Application for first floor front extension and to change roof from flat to pitch.

The report of the Head of Planning set out previous approvals and refusals of extensions at the above property, which was a family sized semi-detached dwelling set to the rear of other properties located on The Avenue. The present proposal was to erect a first floor extension over an existing ground floor flat roofed extension. A similar scheme was refused in December 1999 because of the excessive height of the proposed extension and impact on neighbouring property.

The extension was set some 1.4 metres from the neighbour's boundary, and the applicant had significantly reduced the height of the extension with the external wall facing towards the neighbour raised just one metre above the existing wall height. In design terms the extension was acceptable, however, there would still be an unacceptable impact to the neighbouring property with the extension still creating a sense of enclosure which would result in loss of light to the garden and windows. The Head of Planning recommended refusal. However, members noted that the latest application dropped the ridge height by 600mm and hipped the roof, and felt a site meeting would be beneficial.

RESOLVED

That a site visit be held at the location of application W13759/4.
