Application for rear and side extensions.

The report of the Head of Planning advised that one letter of objection had been received from the adjacent neighbour expressing concerns about impact on lounge and dining room windows and transference of smells between kitchens, as there would only be 13 feet between properties.

The application site was a semi-detached property, on which it was proposed to erect a single storey extension to the side and rear. There would be little impact on the amenity of the attached property, however, there would be some impact on the house to the east by way of overlooking and loss of light to lounge and dining room windows.

Discussions had taken place with the applicants and it had been suggested that the side extension be deleted from the application. They were unwilling to do this but submitted revised drawings which reduced the height of the eaves level to 2.7 metres, included a hipped roof and replaced the side window with a velux roof light. This reduction went some way to reducing the impact on the neighbour and, given that a two metre fence could be erected without consent, the overall impact in this instance was not sufficient to warrant refusal of planning permission. The Head of Planning recommended approval.

RESOLVED

That planning permission be granted to application W17593.
