Application for rear sun lounge extension.
The report of the Head of Planning advised that the above application site was a detached bungalow with an existing flat roof rear extension and conservatory. The existing extension projected to about 2.7 metres from the rear of the bungalow, and it was now proposed to erect a further extension measuring approximately 3.9 metres deep and to put a pitched roof on this and the existing extension. This would make the total depth of the extension 6.6 metres, and it would be situated within one metre of the boundary. Although the height of the extension at eaves level would only measure 2.5 metres, due to the orientation of the neighbour's property the proposed extension would have an adverse impact, resulting in a sense of enclosure with an unacceptable impact on light and outlook to the rear windows. The extension could not therefore be supported as submitted, and the Head of Planning recommended refusal.
However, members noted that there had been no objection to the application and were therefore minded to defer it for negotiation of a design which would have less neighbour impact.
RESOLVED
That consideration of application W17609 be deferred for negotiation of a design which would have less impact on the neighbouring property.
