Application for construction of a rear extension, conservatory and double garage/workshop.

The report of the Head of Planning set out a proposal to raise the height of the above bungalow by approximately two metres to allow the bedrooms to be relocated to first floor level. The property would also be extended by almost five metres, at the same height, to the rear. In addition a single storey conservatory would be added to the eastern elevation at the rear, and a substantial double garage would replace an existing single garage on the eastern boundary. There were no objections to the proposals.

The site was large and could accommodate the proposals, the only concern was the impact which the tall double garage would have on two properties. The Head of Planning therefore recommended approval of the application, with the garage moved away from the trees and removal of the attic space to allow a shallow roof pitch rather than the proposed high gable. Members were happy to delegate authority to the Head of Planning to negotiate details of the garage, but wished to protect the boundary trees.

RESOLVED

That planning permission be granted to application W17560, subject to relocation of the proposed garage away from the boundary trees and removal of the attic space to enable a shallower roof pitch, to the satisfaction of the Head of Planning, and subject to protection of boundary trees.
