Application to rebuild outbuildings to form new dwelling and garage, renewal of consent W13077/2.

The report of the Head of Planning advised that planning permission had previously been granted for the above proposal in 1988, although at that time the proposed accommodation was for use in association with the main house. This permission had since expired. The current application involved conversion of the existing building rather than re-building to form a one bedroom dwelling with integral garage and garden store. The proposed dwelling would be separated from the main Grade II listed house by a low brick wall and would share its access arrangements.

Local Plan policy supported conversion of redundant rural buildings to alternative uses provided specified criteria were met. The Head of Planning recommended approval of the application subject to use only as an annexe to the main house. Members concurred with this view, but also wished for permitted development rights to be removed.

RESOLVED

That planning permission be granted to application W13077/3, subject to use only in conjunction with the main house, and removal of permitted development rights.
