Application for front extension including porch and first floor rear balcony. The report of the Director of Planning and Building Control set out an objection from a neighbour regarding the above application expressing concern about the first floor balcony, which they considered would be intrusive and result in loss of privacy and overlooking. They also felt the design of the balcony would be out of keeping with other properties. The alterations to the front were acceptable and infilled the existing recessed porch. A balcony was proposed above the existing porch on the front. This was a prominent house with little screening to the road, and the proposed balcony would be very visible in the streetscene. The applicant was not willing to delete the balcony from the application, and considered that its wrought iron leaf effect screen would act as an adequate vision barrier. There would be some impact to neighbours, but the Director felt that due to the small size of the balcony, its wrought iron screen and its distance from the boundary this was not sufficient to warrant refusal. The balcony could make a pleasant feature in a plain gable end, and the Director recommended approval.
RESOLVED
That planning permission be granted to application W4446/2.
