Application for change of use from commercial to residential, creating a four bedroom dwelling.
The report of the Director of Planning and Building Control concerned the above application to convert a building located to the rear of the old electricity showroom. The proposal incorporated four bedrooms and bathrooms on the first floor, and lounge, dining area, kitchen, utility room and garage on the ground floor.
The only concern was overlooking of the property to the rear, but this would be avoided by the use of only two roof lights on this elevation to serve the en-suite and main bathrooms, with all other rooms being lit by windows to the sides and front. Amenity area was of reasonable size, and the use would potentially generate less noise and vehicular movement than the building's previous use as a garage/workshop/store. The Director recommended approval subject to removal of permitted development rights.
RESOLVED
That planning permission be granted to application W17279, subject to removal of permitted development rights.
