The report of the Director of Housing and Environmental Services outlined a proposal to convert 7 and 7A Europa Road, Lowestoft, back into a two bedroom house, as the ground floor flat was considered unlettable.
The budget estimate for the works was £35K, and as the conversion work was of a similar nature to that in respect of Peddars Court, time and expense could be saved by using the same select tender list. Several other flats on the Gunton Estate could benefit by similar reinstatement to a two bedroom house when appropriate vacancies allowed. Members were concerned at the estimated cost of the works, which they considered could be excessive given the market value of the property. They asked that details of tender figures be brought back to the Sub-Committee when received, and that a cost breakdown be provided for various aspects of the conversion as shown on the architect's schedule. RESOLVED
1. That 7 and 7A Europa Road, Lowestoft, be converted back to a two bedroom house, with a budget provision of £35,000 being made within the Housing Capital Programme 1999/2000.
2. That the contractors approved for the select list in respect of works to Peddars Court be invited to tender for these works.
3. That provision be made in the Housing Capital Programme for future years to allow other flats to be returned to use as two bedroom houses as appropriate vacancies occur. 4. That details of tenders received for the works and costs of aspects of the conversion as shown on the architect's schedule be brought back to the Sub-Committee.
