V27-202 : W17218 - 14/15 WAVENEY ROAD, LOWESTOFT

The report of the Director of Planning and Building Control reminded members that this application for a change of use from offices to a shop and creation of a new shopfront and rear porch extension had been refused at minute V26-1399, mainly on traffic grounds. Additional information had now been received from the applicant ensuring that the unit would be serviced from the rear of the premises. The highways section were now satisfied that provided no parking occurred on the A12, the proposed shop use would be acceptable.

However, the Director continued to have strong reservations about the adequacy of the pavement and the degree of attracting any increased pedestrian flow along this frontage. Members were invited to re-evaluate the proposal with a view to the applicants re-submitting their application.

Members were concerned at the narrow width of the access to the rear, the fact that there would be no way of enforcing rear servicing and the possibility of increased pedestrian flow. There were many more appropriate premises available around the town, and members advised that they would not be minded to approve a resubmission of the application.

RESOLVED

That the applicant not be invited to re-submit application W17218.
