Application for conversion of two flats into four flats.
The report of the Director of Planning and Building Control concerned the above site, which was outside the area where Policy H14 would seek to restrict further HMOs or self contained flats. The property was currently retail on the ground floor, with two large flats, one four bedroom and one three bedroom, on the upper floors. In this area the existing flats, with no garden or outside amenity space, were not likely to be used as family housing, and the proposal to create three one-bedroom and one two-bedroom flats was an acceptable use of the building.
There was no on-site parking available, but this applied equally to the existing flats so the situation would not be made any worse, and one bedroom flats were more likely to be occupied by non car owners. The Director recommended approval.
RESOLVED
That planning permission be granted to application W10303/9.
