V27-192 : W7043/5 - SITE ADJACENT TO THE BUCK INN, RUMBURGH

Application to demolish existing buildings and construct a dwelling and garage.

The report of the Director of Planning and Building Control advised that the above site was currently occupied by a small, traditionally built building with a pitched roof and of pleasant appearance, but in need of some repair. It was currently used for storage in connection with the Buck Public House, and had an existing vehicular access to the site.

Due to the need to include a turning area, the proposed building was pushed to the rear of the site, which would leave the property with a rear garden depth of five metres and an overall rear area of 50 square metres excluding the garage. However, the site was not overlooked and had open fields to the rear. The building would complement the streetscene and not detract from the appearance of the public house. The Director recommended approval with removal of permitted development rights and subject to receiving the view of the County Surveyor.

However, members concurred with the Parish Council's view that the size of the plot was far too small for the property proposed, and were minded to refuse the application.

RESOLVED

That planning permission be refused to application W7043/5.
