V27-187 : W13607/7 - DUKES BRIDGE HOUSE, 51 BECCLES ROAD, BUNGAY

Outline application for the erection of a single dwelling and garage.

The report of the Director of Planning and Building Control advised that the above site had a narrow entrance off Beccles Road and was located between two recently built bungalows and a group of agricultural, storage and workshop buildings. The large timber barn was used commercially by the applicant in connection with his pet food business. Vehicular access to the site was restricted by a cottage, and the applicant was prepared to demolish the cottage to improve highway safety and avoid the new dwelling being in a backland position. However, this would perpetuate an undesirable mix of residential and commercial traffic using one access, and the loss of the cottage was undesirable in townscape terms.

Although having no objection in principle, the Director felt that the applicant had not demonstrated how a workable arrangement could be achieved. He would ask the applicant to investigate a better arrangement, and recommended refusal of this application.

RESOLVED

That planning permission be refused to application W13607/7.
