Application for first floor rear extension and construction of a garage.

The report of the Director of Planning and Building Control related to a detached dwelling situated to the north of the Parkhill Hotel. The property already had a full width single storey extension at the rear, and it was proposed to erect a first floor extension above this. The new extension would be under a new, extended rear roof slope. This would be at a much shallower angle than previously, and therefore clash badly with the front roofslope resulting in an extension out of scale and proportion with the original dwelling house.

Discussions had taken place with the applicant's agent regarding an amended design, but the applicant was unwilling to change the design of the roof as this would result in additional costs. For this reason, the Director recommended refusal. Members agreed with this, but were happy to delegate authority for the Director to approve an acceptable design if the applicant was to agree to one.

RESOLVED

That planning permission be refused to application W14059/1, and that the Director of Planning and Building Control be given delegated authority to grant planning permission to an acceptable amended design.
