Application for roof extension, provision of balcony and alterations.

The above applications were considered together as the properties were attached.

The report of the Director of Planning and Building Control advised that 2 Ferry Road was a small scale cottage at the corner of Queens Road and Ferry Road and was attached to 14 Queens Road. 14 Queens Road was also attached to 12 Queens Road. Both properties had views from and across the marshes. The proposal for 2 Ferry Road was to add an additional floor with alterations and new windows including a bay window and belvedere. 14 Queens Road would have the middle section of the roof raised, together with alteration of the roof shape of part of the southern section. Both roof sections would add an additional room and increase head height in existing rooms, and there would also be new windows and a balcony at ground and first floor level, with dormer windows added to the front and rear elevation of the middle section.

The Town Council recommended refusal of both applications as contrary to the Local Plan in that they represented a major development of what was a small fisherman's cottage, and would alter the character of this part of Southwold. The Director, however, found the alterations acceptable, and noted that the present building had evolved over time away from its original form, and had accumulated an assortment of flat roofs and skylights. He recommended approval.

RESOLVED

That planning permission be granted to applications W17471 and W17472.
