V27-1363 : W7093/3 AND W7093/4 - SOUTHWOLD POST OFFICE, HIGH STREET, SOUTHWOLD

Application for conversion to form three flats and new shop access, and conservation area consent for demolition of rear toilet block.

The report of the Director of Planning and Building Control outlined proposed alterations to the above property which was currently used by Southwold Post Office on the ground floor, with one flat spread over two floors above. The application fell into two parts, the first being for the Post Office and Shop, which would involve relocating the Post Office counter to the rear of the premises and the removal of a wall and small rooms to create more open space. The existing passageway to the side of the property would be improved and an arcade formed which would be lit and with shop windows facing onto the covered way.

The second part of the application was a residential development on the first and second floors. The main area of contention had been the use of the attic as a two bedroom flat which would require the insertion of four roof lights in the front elevation and large dormers in the rear. Following discussion with the agent the flat had been reduced to one bedroom, the roof lights omitted and the rear dormers reduced. The proposals were now considered to have little adverse impact on the building and the Conservation Area, and the demolition of the rear outbuildings, which were of little architectural merit, would provide three on-site car parking spaces. The Director recommended approval.

RESOLVED

That planning permission and conservation area consent be granted to applications W7093/3 and W7093/4 respectively.
