Application for replacement detached garage.
The report of the Director of Planning and Building Control concerned a retrospective application for a detached garage located to the rear of the applicant's semi-detached bungalow. The neighbour had objected on the grounds that the garage was a substantial size and on privacy grounds to two windows in the south elevation of the garage. Planning consent was required as the garage was less than five metres from the existing dwelling. Although a fair size the garage was not unattractive, and its positioning on the property did not have an adverse impact in terms of taking light from the neighbour's garden. The only point of concern was the two windows facing across the neighbour's garden. Although at high level, the windows created a feeling of loss of privacy for the neighbour, and the Director recommended approval, but that the applicant be asked to insert opaque glazing and to keep the windows fixed shut.
Members concurred with this view, but were concerned that there should be no possibility of the garage being converted to domestic use in the future. To this end, they requested that a condition be put on the permission that the garage should only be used as at present. RESOLVED
1. That planning permission be granted to application W17356, subject to use only for garaging, domestic workshop and utility room.
2. That the applicant be requested to obscure glaze and fix shut the two south-facing high level windows in the interest of neighbourliness.
