Application for Change of Use of garage to residential.

The report of the Director of Planning and Building Control detailed an application to convert a double garage into a one bedroom unit on the ground floor only. A previous application to form a two bedroom unit on two floors had been refused in November 1999.

The Director felt the new scheme overcame the previous objections of excessive or unsuitable provision and fell within the limits of an extension to an existing dwelling in the countryside. However, because it was physically separate from the main house and fronting the road, it could be viewed as potentially forming a new dwelling in the open countryside, contrary to policy V3 of the adopted local plan. The Director recommended approval subject to this matter being addressed.

RESOLVED

That planning permission be granted to application W6203/4, subject to a condition restricting occupancy to purposes ancillary to the residential use of the main dwelling and the removal of Permitted Development rights.
