Outline Application to construct a house and garage.

The report of the Director of Planning and Building Control concerned an application for a detached house on a large vacant plot in Rookery Close. The plot had been excluded from the original development because of land ownership restrictions, but the landowner had now negotiated a shared access arrangement with the owner of number 15.

In principle there were no objections, although the design and siting would be crucial at the detailed application stage, to avoid adverse neighbour impact and to protect a mature walnut tree at the rear of the site. The Director therefore recommended approval.

RESOLVED

1. That Outline planning permission be granted to application W17410, subject to successful negotiations on a revised layout and appropriate boundary treatment.

2. That the Chief Executive be given delegated authority to place a Tree Preservation Order on the large walnut tree located at the site.
