Application for the construction of a two storey cottage.

The report of the Director of Planning and Building Control outlined an application for a two storey dwelling on an irregular shaped site where previous approval had been granted for a bungalow.

Although the design would result in a height at the ridge of 7.7 metres, the overall footprint of the design was reduced by 13 square metres, making the two storey design acceptable. However, the Director felt the indiscriminate application of numerous `vernacular' features, especially on the front elevation, would result in a pastiche, and therefore recommended refusal as submitted.

Members agreed that the design presented was over-fussy, but accepted the principle of a two storey dwelling on the site. It was generally felt that the corner plot needed tidying, though members were less concerned than the Director and Beccles Town Council at the potential loss of part of the boundary wall.

RESOLVED

That planning permission be refused to application W12803/4.
