Application for conservation area consent for demolition of various outbuildings.

The Director of Planning and Building Control reported that the above site was generous in size, and the proposal involved the conversion of the former pub building into a four bedroom dwelling. A single storey side extension would be demolished to create an alternative access, which was preferable in highway terms to the land at the rear formerly used as car parking and a beer garden. This land was to be developed for two three- bedroomed, two storey cottages, making use of two existing outbuildings to be converted to garages.

Surrounding properties had been consulted and one letter of objection had been received from three residents in Temperance Place concerning loss of light, overlooking of bedroom windows and loss of privacy. To compensate for this the rear of plot 1 had been designed to ensure minimum overlooking of the properties, with a dormer window being replaced by a high level window.

The Conservation Officer had suggested softening the impact of the development by omitting a garage and moving one property back, incorporating landscaping and an attractive wall to the pub garden. The Director recommended approval subject to the revised submitted layout being used.

RESOLVED

That planning permission and conservation area consent be granted to applications W10950/2 and W10950/3 respectively, subject to the satisfactory revised layout being used.
