Outline application for erection of a bungalow with garage.

The Director of Planning and Building Control reported that the above site formed part of the rear garden of 16 Cotmer Road and was surrounded by residential development. The application was a re-submission of an application previously refused on grounds of loss of residential amenity, and it was the view of the Director that the application would have an adverse effect on neighbours on grounds of overlooking. The appeal decision, however, was based solely on the problems which would be caused by the use of an access from Cotmer Road, between the houses.

The proposed alternative, rear access to the site was also sub-standard and not wide enough to allow two cars to pass. The Director recommended refusal.

RESOLVED

That planning permission be refused to application W16846/1.
