V26-220 : W17014/1 - LAND ADJACENT TO 15 CLARENCE ROAD, LOWESTOFT

Application for construction of two three-bedroomed houses.

The Director of Planning and Building Control reported that there had been a recent similar application on this site for two four-bedroomed dwellings which was refused on grounds of over-development of the site. The current proposed development of a pair of semi-detached houses was on a somewhat restricted site, which was currently developed as lock-up garages, but since it had been scaled down to three bedroomed dwellings since the last application, the gardens would now be larger and the parking requirements less.

The proposal was not considered to have an adverse effect on neighbouring properties, and would improve the existing street scene, although objections had been received regarding loss of parking and type of tenancy. The question of a vehicular right of way needed to be addressed, and the Director recommended approval subject to documentary evidence being received of a right of way existing to the rear of the site.

RESOLVED

That planning permission be granted to application W17014/1, subject to the Director of Planning and Building Control being satisfied that a right of way exists to the rear of the site.
