V26-213 : W11124/9 - WOODLAND FARM BARN, OFF A12, CORTON

Application for construction of new bedroom annexe.

The Director of Planning and Building Control reported that the applicant had been using rooms in the main house for bed and breakfast, which was permitted development, and now wished to transfer that accommodation into an old farm building. The Highway Authority had no objection, as there would be an equivalent level of traffic using the junction, however the Director did not agree and thought that the visibility from the site of 60m in one direction was too far below the standard of 215m. He recommended refusal.

Members were of the opinion that benefits were to be gained from tidying up the unsightly old barn, and that the highway concerns were negligible since the property was currently being used for bed and breakfast.

RESOLVED

That planning permission be granted to application W11124/9.
