Application for demolition and construction of two single storey extensions.

The Director of Planning and Building Control advised that Policy H21 of the Local Plan stated that where an extension to a rural property involved substantial change, the changes would be treated as a new property. A maximum increase of 50% would normally be allowed.

The property in question was clearly in need of a major overhaul, and the application would increase the height of the building by half a floor but not increase the volume of the building, and so could be accepted as an exception to policy. Members concurred with this view, particularly as the original building had not been built to a very high standard and the extensions would be a great improvement which would modernise the building to an attractive design.

RESOLVED

That planning permission be granted to application W17067.
