Application for listed building consent to construct a dwelling.

These two applications were considered together as they referred to the same site.

The Director of Planning and Building Control reported that this application had been deferred at the 8 April 1998 meeting of the Rural Planning Sub-Committee for a site visit. The site was an important one in the heart of Southwold, and at first he had been sceptical at any development in the back garden of a listed building. Access across the common would be provided for use by the applicant, however a preferable layout for the future would be to provide road access for all properties fronting the common. The proposed garage courtyard and enclosed areas for car parking were quite satisfactory.

The Town Council recommended refusal due to access arrangements and backland development, and objections had also been received from a neighbour. The Southwold and Reydon Society were also concerned.

At the site visit the applicant had pegged out the site and height of the proposed dwelling, and it was then apparent to the applicant that the dimensions were rather large and he had been persuaded to reduce the whole house by 10%. The height of the house was dropped by three feet, and the driveway was now four metres wide rather than three. The Director felt this more harmonious on site, and recommended approval.

RESOLVED

That planning permission and listed building consent be granted to applications W10081/5 and W10081/6 respectively.
