V26-1414 : W8110/11 - BUILDING PLOT ADJACENT TO THE BEECHES, GROVE ROAD, BECCLE
Application for construction of house and garage.
The report of the Director of Planning and Building Control concerned the above proposal to sub-divide a large plot within the built-up area of Beccles. "The Beeches" was an imposing, wide fronted house set in spacious grounds containing a number of mature trees, and a careful judgement needed to be made as to whether the character and amenity of the area as a whole would be harmed by the application.
The proposed plot would be to the east of the existing house and would have a road frontage of 14.3 metre and a depth of 45 metre. The design of the new house had been carefully considered to fit into the street scene and to reflect the character of the existing house. The Director felt that overall the proposal complied with policy, and although it was undesirable in principle to sub-divide spacious properties of this type, it would be difficult to justify refusal of this carefully considered proposal. He recommended approval subject to conditions.
RESOLVED
That planning permission be granted to application W8110/11, subject to, inter alia, use of best quality facing materials, details of boundary treatment and entrance gates, and protection of tree during construction.
