V26-1204 : W17191 - LAND SOUTHWEST OF NURSERY COTTAGE, THE STREET, FLIXTON

Application for erection of two storey detached dwelling.

The report of the Director of Planning and Building Control advised that three objections had been received to the above proposal concerned with matters including local drainage problems, design, overlooking, backland development and additional traffic. A site visit had recently taken place.

The site formed part of the garden of Nursery Cottage, a Grade II Listed Building, and the proposed dwelling would be sited at the bottom of the rear of the site, roughly in line with the cottage but well behind the neighbouring dwelling. A line of trees would be retained and would form a good screen for the proposed dwelling. Only glimpses would be seen from the road. The recommendation of the Director was for approval.

RESOLVED

That planning permission be granted to application W17191.
