V26-1017 : W17173 - LAND ADJOINING MILDEN, BRIDGE ROAD, REYDON
Application for construction of new dwelling.
The report of the Director of Planning and Building Control advised that the proposed new dwelling was large and would have an adverse impact on the visual environment between Southwold and Reydon. The application site was on the edge of marsh land and could potentially damage wildlife in the area; the site was also in an area prone to flooding. There was poor vehicular access to the site and known problems with the sewerage system in the area.
Nine objections had been received relating to the condition of the house, loss of a willow tree, the flood risk area, existing sewerage problems and loss of outlook. The Director advised that development of the site accorded with the Local Plan as it was within the defined limits of development. The Environment Agency had no objection, and no record of flooding in the area. Any overlooking to the rear of 7 Long Marsh Close could be addressed by reinforcing the screening between the two boundaries. The Director recommended approval.
Members concurred with the Director's view, but asked that negotiation take place regarding the size of the chimney on the proposed dwelling, which was too dominant a feature. RESOLVED
That planning permission be granted to application W17173, subject to reduction in size of the chimney to the proposed dwelling.
