W1703/3 - LAND ADJACENT TO 27 SMALLGATE, BECCLES

Conservation area consent for demolition of Co-Operative store.

The Director of Planning and Building Control reported that this scheme had been revised along the lines previously agreed by members and the results were excellent. The plans included an improved frontage to Smallgate, a small public seating area, and an improved conversion of the former school fronting Newgate; he recommended approval.

The Beccles Society accepted that this revision was a improvement from the previous scheme but it did not satisfy their objections. The Society wished to see a more imaginative scheme which would enhance the Smallgate street scene, and favoured a two storey cottage theme. The Town Council agreed with this view.

Generally, the Sub-Committee were happy with the design of the scheme but were concerned with the brick wall frontage to Smallgate. The Director would negotiate further with the applicants to ensure some form of relief to this element.

RESOLVED

That the Director of Planning and Building Control be given delegated authority to grant planning permission and conservation area to applications W1703/2 and W1703/3 respectively, subject to the agreement of design details.
