Application for the erection of a detached double garage and extension to existing house.

The recommendation of the Director of Planning and Building Control was for approval, subject to the deletion of the front garden proposal for the double garage, or the reduction to a single garage. The Director of Planning and Building Control reported on negotiations with the applicant for the reduction of a metre in length of the two storey part of the extension and agreement to re-site the double garage to the rear of the property. This proposal would mean the demolition of the existing side garage to allow access to the re-sited rear garage proposal, further reducing the overall size of the proposed extended property. Neighbours objections were reported.

Following a site visit, members in general were still concerned at the overall impact of the scheme, which would effectively double the size of the property. It had been hoped the revisions would allay neighbours objections, but this had not proved the case. The development even with the proposed amendments to reduce it in size slightly was considered too unwieldy for the plot, and concerns about a 70 year laurel, the subject of a TPO in the rear garden, were expressed.

RESOLVED

That planning permission be refused to application W16773 as submitted.
