V25-561 : UNAUTHORISED BUSINESS ACTIVITY, 2 ORCHARD CROFT, LOWESTOFT

A complaint had been received in respect of an unauthorised business activity at 2 Orchard Croft, Lowestoft. The owner of the property had converted the garage into a photographic studio where originally he undertook photography as a hobby.

Over the past twelve months the hobby had developed into a full time business. The majority of work however, was undertaken at the premises of business clients with only a minimal amount of portrait photography undertaken at 2 Orchard Croft.

Following visits by officers to the premises it was clear that the main use of the property remained residential and there appeared to be no adverse impact on neighbouring properties, with the overall character of the property remaining unaffected. In these circumstances the Sub- Committee was advised that the level of business use was acceptable and a planning application would only be necessary if the business use was intensified.

RESOLVED

That no action be taken in respect of a complaint of an unauthorised business use at 2 Orchard Croft, Lowestoft.
