Outline application to construct a bungalow.

The Director of Planning and Building Control reported that this application was an extension of ribbon development along the A12 outside the 30mph limit. The site had previously been dismissed on appeal. However, the applicant argued that developments in the vicinity meant that approval of this site would not be a precedent for further development.

The site would not meet the visibility requirements on one side, making the application unacceptable to the highway authority. The recommendation of the Director was for refusal.

Members were minded to approve the application, however, subject to visibility splays in both directions being as generous as possible within the limits of the site frontage.

RESOLVED

That planning permission be granted to application W15249/1 subject to satisfactory visibility splays in both directions.
